Customer Service RepresentativeCity Houston State TX, United States Job ID 8363Job DescriptionThe Customer Service Rep - Field Services position provides administrative and customer service to clients in a high call volume environment. The CSR manages the day-to-day maintenance dashboard, bids and work orders for the smooth functioning of service operations. This position reports directly to the Regional Maintenance Manager. Essential Job Duties and Responsibilities Research maintenance charge backs to ensure they are legitimate and give approval to charge the resident's account Manage the Maintenance Technicians' daily schedules & assignmentsMeet with and assist residents with resolving outstanding maintenance issuesFollow up with residents to ensure their work orders are completed to their satisfaction and in a timely manner Communicate via the portal and phone with SMS daily to ensure the vendors are resolving the resident issues Respond to vendor questions, quotes and other inquiries within a 24-hour periodReview bids for scope of work, proper documentation and pricing; Approve bids in SMS Assist (SMS) under $500.00 Escalate resident complaints when neededSchedule in-house work orders directly with the residentSchedule move-out inspections with resident and assign to a SuperintendentSchedule Resident Orientations with resident and assign qualified RTM associateDocument service requests from residents in the Maintenance Portal in a timely manner Education and/or Experience High school Diploma or GEDMinimum 2 years of administrative experience in Property Management and/or trainingKnowledge of maintenance/construction terms and pricingPrevious experience using property management software Preferred Education and/or Experience Vendor management experience preferred Skills/Specialized Knowledge Must be able to work well under pressure Excellent organizational skillsStrong verbal and written communications skills as well as ability to problem solve Work collaboratively with team membersIntermediate proficiency in MS Word, Excel, Outlook and Adobe Effective problem-solving skillsEffective problem-solving skills Other Requirements Must maintain professional appearance. Ability to be at work on a regular and consistent basis; Overtime may be required for this position. Physical and Mental Demands This position will spend long hours sitting and using office equipment and computers. This position will manage several requests, job requirements and projects concurrently. Stress may be caused by the need to complete tasks within tight deadlines. The position may also entail light lifting of supplies and materials occasionally, up to and including 20 pounds in addition to reaching, stooping, standing, and walking. This position requires the ability to talk, hear, compare, compute, compile, copy, analyze, coordinate, synthesize, negotiate and communicate.
